Here are key steps to protect yourself:

  • Ask for the Title Deed and confirm it at the Ministry of Lands (ZILMIS).
  • Check for encumbrances like mortgages, disputes, or unpaid ground rent.

  • Match the seller’s NRC/company documents with the title deed.
  • Meet the actual owner — avoid third-party “representatives.”

  • Only deal with ZIEA registered estate agents and engage a licensed lawyer to handle due diligence, the Sale Agreement, and payments.

âś… Pay Taxes Correctly

  • Property Transfer Tax (PTT) is now 8% of the property’s value.
  • Ensure a valid Tax Clearance Certificate is obtained.
